Office financing can be sensitive to occupancy, lease rollover, tenant quality, building condition and market demand. Owner-occupied office properties can also depend materially on the operating business’s financial capacity.

Include the cost of retaining and replacing tenants

Alongside the rent roll, explain lease expiries, fit-out obligations, incentives and expected downtime between tenants. Distinguish recurring property expenses from larger capital requirements. Ask how the lender treats current occupancy and any proposed leasing plan. Compare debt capacity with supportable income rather than assuming vacant space immediately earns the target rent.
