Advertising must identify the mortgage brokerage clearly
BCFSA's July 29, 2026 advertising guideline says advertisements must include the full mortgage brokerage name as registered with BCFSA. When an office address is included, it must be the address of the related mortgage brokerage office.

BCFSA's advertising guideline also says statements in mortgage-services advertising must be current, verifiable and accurate, and expired information must be removed from websites. Check the date and current regulator guidance before relying on a regulatory statement.
Representation disclosures matter when mortgage services begin
BCFSA's July 15, 2026 regulatory statement sets out representation disclosure forms under the incoming Mortgage Services Act framework. The site therefore keeps general education and high-level lead routing separate from the later regulated mortgage-services workflow.

BCFSA has also published remuneration-disclosure requirements that come into effect with the MSA framework. Any production pricing or fees content should reflect the actual brokerage's compensation process rather than generic assumptions.

Verify before sending sensitive documents
Before providing detailed mortgage application information, verify the current brokerage and mortgage professional through the applicable BCFSA record. A website name, logo, email address or marketing profile should not be used as a substitute for the regulator's current record.
