Comparison rule: keep the scenario equivalent
Compare financing structures against the same property, requested amount, transaction stage and timing. Otherwise the apparent difference in rate, fees or flexibility may be driven by different risk rather than the financing category itself.
Compare total cost and execution risk
Interest is only one part of commercial financing. Review applicable lender and broker fees, legal and third-party costs, extension conditions, prepayment terms, covenants, required equity, timing and the consequences of a delayed exit.
