Ask for written offers using the same loan amount, term, amortization and payment frequency. A lower payment can result from a longer repayment period, so check the interest cost and balance remaining as well as the monthly amount.

A mortgage broker helps you understand financing options, prepare an application and compare available lenders. Ask which lenders can be considered, how the broker is paid and who will handle your file. Verify the person and brokerage using the BCFSA public register.
Compare both where practical. A bank offers its own mortgage products; a broker may be able to consider several lenders. Compare the written rate, fees, prepayment privileges, penalties and conditions for the same loan amount, term and amortization.
You can apply to move your mortgage to a different lender at renewal. The new lender must approve the application, and transfer, legal, appraisal or discharge costs may apply. Compare the overall cost with renewing at your current lender.
Start with your mortgage goal, property location and type, income source, timeline and approximate down payment or equity. A lender may later request identification, income, debt and property records through a secure application process.
