Commercial mortgage underwriting

How Commercial Mortgages Are Underwritten

Commercial mortgage underwriting evaluates the property and transaction together with the borrower or sponsor. Depending on the file, the lender may assess cash flow, value, leverage, tenancy, business performance, experience, liquidity and the proposed repayment structure.

Why it matters in commercial financing

Commercial files are rarely approved from one ratio or one document. The underwriting story needs to explain why the requested debt is supportable, how risks are mitigated and how the loan is expected to perform or be repaid.

Important cautions

  • No single LTV or DSCR threshold applies to every lender or asset.
  • Appraised value can differ from purchase price or borrower estimates.
  • Lease quality and tenant concentration can affect income-producing assets.
  • Construction and bridge loans require a credible completion or exit plan.

Explain the downside case

Prepare a base case and a scenario with weaker rent, higher expenses or a delayed completion. Show the cash available to carry the debt and the practical response if the plan slips. Identify lease expiries, major capital work and refinancing assumptions. A persuasive financing package makes those risks understandable and supports the proposed mitigations with records.
