Extending short-term debt over a long amortization may lower the payment while increasing total interest. The payoff plan matters.
List every debt, its payout amount and payment before combining balances. Compare interest and fees across the same repayment period. Moving unsecured debt onto a mortgage secures that debt against your home; it does not erase it. Set a repayment target and consider how to avoid rebuilding the balances that have just been paid off.
