Retail property financing is often influenced by tenant quality, lease expiry, vacancy, location, property configuration, operating history and the borrower or sponsor behind the transaction.

What can matter for this property type?
Review tenant concentration and rollover
Show how much income comes from each tenant and when leases expire. Identify incentives, unpaid rent, renewal options and costs associated with attracting replacement tenants. Build a cash-flow case that allows for vacancy and reletting work. A fully leased property today can still have material income risk during the proposed loan term.
