Multifamily financing is generally underwritten around the property’s income and operating performance together with the borrower or sponsor, requested leverage, property condition and transaction purpose.

What can matter for this property type?
Reconcile leases with operating income
Match occupied units, contractual rents, concessions and arrears to the rent roll and banked or reported revenue. Identify near-term repairs and capital work separately from ordinary expenses. Compare current income with the lender’s normalized assumptions and explain any difference. A strong headline occupancy figure can still hide collection issues or a significant capital requirement.
