Separate income and obligations by use

Break out residential, retail, office or other components in the rent and expense schedules. Explain shared services, legal configuration and any use restrictions. Ask how the lender classifies the property and whether different components affect valuation or eligibility. A combined income total is less useful than a clear account of the sources and costs behind it.
