In BC’s Mortgage Brokers Act framework, a submortgage broker is an individual registered to act on behalf of a registered mortgage broker. The terms describe regulatory roles, not a guarantee of expertise or access to particular lenders. Check the current BCFSA record for the individual and business involved.

Why the two terms appear together

Older BC materials use mortgage broker for the registered business and submortgage broker for the individual acting for it. In ordinary conversation, people also call the individual a mortgage broker. This overlap is why a title in an advertisement should be checked against the regulator’s record.

The October 2026 transition

BCFSA states that the Mortgage Services Act takes effect on October 13, 2026, replacing the Mortgage Brokers Act. The new framework uses licensing, including principal broker and mortgage broker levels. As of September 9, 2026, readers should distinguish the framework currently in force from the announced transition.
